Compared to self-management, you save time, avoid legal mistakes, and have a professional contact for your tenants. The costs are tax-deductible as advertising expenses.
Rental management handles: tenant search and credit checks, lease signing, apartment handovers, rent collection and dunning, utility billing, coordination of repairs, rent adjustments according to legal requirements, communication with tenants, key management, and if needed, termination processing.
Verto advertises your apartment on all relevant platforms, conducts viewings, and screens applicants: income verification, credit check, tenant self-disclosure, and previous landlord reference. We prepare legally compliant leases and conduct documented handovers. Goal: creditworthy, reliable tenants and minimal vacancy.
Verto regularly reviews rent increase potential and implements them in a legally secure manner: according to rent index (§558 BGB), for index leases, or graduated rent. We pay attention to deadlines, cap limits, and formal requirements. The result: optimal rental income with legally secure implementation and good tenant relations.
Verto prepares annual utility bills on time according to legal requirements. All costs are correctly allocated, and documentation is viewable in the portal. We minimize inquiries through transparent presentation and consistently enforce back payments. For objections, we review objectively and respond professionally.
In case of payment delays, Verto acts quickly: payment reminder, formal notice, if necessary involvement of a collection agency or lawyer. We document everything for potential eviction proceedings.
