From the team

„Repetitive admin work is almost fully automated here.

Emails and documents arrive pre-sorted for the right property, bank transactions are matched, and invitations and budgets are ready as drafts. UnitFlow, our databases and the email system are connected through interfaces, so I never maintain anything twice. My time goes into owners' meetings, decisions and conversations with advisory boards.“

About Verto

Verto is a property management company based in Eschborn near Frankfurt. We manage more than 2,000 units, mainly homeowners' associations (WEG), plus rental and commercial properties. In October 2026 we opened our second office in Mannheim, and we keep growing fast.

We build our own property management software, UnitFlow. An AI pre-sorts incoming emails and documents. The system matches bank transactions to owners and drafts invitations, budgets and annual statements. That is why a property manager at Verto looks after more units than at a traditional firm, and spends their time where experience counts: in owners' meetings, on decisions and in conversations with owners and advisory boards.

The role

You take over your own portfolio of commercial and mixed-use properties and run it on your own responsibility. At Verto these are offices, medical practices, halls and mixed-use buildings, including a new build with a fire station. This includes:

  • Managing commercial leases, including indexation and value-protection clauses
  • Service charge statements according to each lease: our accounting team prepares the draft, you review and approve it
  • Space and tenant changeovers, from notice to handover to the next tenant
  • Operator obligations and inspection deadlines for building services, together with our technical team
  • Warranty management on new builds: recording defects, tracking deadlines under BGB and VOB/B, enforcing claims
  • Maintenance projects from tender to acceptance
  • Reporting to owners
  • Taking over new properties from the previous manager

What we expect

  • At least two years in commercial or mixed-use property management with your own portfolio
  • Solid German commercial tenancy law, especially indexation, allocation of service charges under the lease, and written-form requirements
  • Experience with operator obligations and technical inspection deadlines
  • A way of working where nothing is left lying around and every status is documented
  • The ability to make your own decisions within your remit
  • An interest in AI-assisted work and in better processes
  • Ideally a qualification as Immobilienkaufmann or Immobilienfachwirt
  • A full driving licence (class B)

What we offer

  • Room to move up in a company that has just opened its second office
  • A say in UnitFlow: whatever you miss in your daily work goes straight into development
  • A training budget, for example for the certification under § 26a WEG
  • Company car, company phone and laptop
  • 30 days of holiday
  • Short decision paths, no corporate structure
  • Office in Eschborn
