From the team

„Repetitive admin work is almost fully automated here.

Emails and documents arrive pre-sorted for the right property, bank transactions are matched, and invitations and budgets are ready as drafts. UnitFlow, our databases and the email system are connected through interfaces, so I never maintain anything twice. My time goes into owners' meetings, decisions and conversations with advisory boards.“

About Verto

Verto is a property management company based in Eschborn near Frankfurt. We manage more than 2,000 units, mainly homeowners' associations (WEG), plus rental and commercial properties. In October 2026 we opened our second office in Mannheim, and we keep growing fast.

We build our own property management software, UnitFlow. An AI pre-sorts incoming emails and documents. The system matches bank transactions to owners and drafts invitations, budgets and annual statements. That is why a property manager at Verto looks after more units than at a traditional firm, and spends their time where experience counts: in owners' meetings, on decisions and in conversations with owners and advisory boards.

The role

You take over your own portfolio of apartment buildings and residential portfolios and run it on your own responsibility. This includes:

  • Keeping track of tenant accounts and arrears: postings and dunning runs are handled by our accounting team
  • Deciding on arrears, from payment plans to handing over to a lawyer
  • Service charge statements under the German operating costs and heating costs ordinances (BetrKV, HeizkostenV), on time and able to stand up to a tenant's review
  • Rent increases under § 558 BGB, justified by the local rent index or comparable flats
  • Tenant changeovers: notice, flat handover, protocol and deposit settlement
  • Defect reports and maintenance, together with our technical team
  • Site inspections, safety obligations, maintenance and inspection deadlines
  • Reporting to owners: rent receipts, vacancies and upcoming work
  • Taking over new properties from the previous manager

What we expect

  • At least two years in rental management with your own portfolio
  • Solid German tenancy law, especially rent increases, operating costs, defect rights and termination
  • Service charge statements you have prepared or been responsible for yourself
  • A way of working where nothing is left lying around and every status is documented
  • The ability to make your own decisions within your remit
  • An interest in AI-assisted work and in better processes
  • Ideally a qualification as Immobilienkaufmann or Immobilienfachwirt
  • A full driving licence (class B)

What we offer

  • Room to move up in a company that has just opened its second office
  • A say in UnitFlow: whatever you miss in your daily work goes straight into development
  • A training budget, for example for the certification under § 26a WEG
  • Company car, company phone and laptop
  • 30 days of holiday
  • Short decision paths, no corporate structure
  • Office in Eschborn
